Selling your villa in Koh Samui: how to prepare it for the market

Owners selling a villa they've cared for often assume the property will speak for itself. Sometimes it does. More often, the villas that sell quickly and at a fair price are the ones where a handful of unglamorous things were handled properly before the first viewing, not during it.

Get the paperwork in order first

Title documentation, the ownership structure itself, any outstanding utility or management fees, and building permits should all be reviewed and, where necessary, tidied up before a villa is listed — not discovered mid-negotiation by a buyer's lawyer. A clean paper trail is one of the strongest signals of a well-run property, and its absence is one of the fastest ways to lose a serious buyer's confidence.

A villa with a proven rental track record and forward bookings already on the calendar is a genuinely different proposition to a buyer than an equivalent villa with no history — particularly for buyers who intend to keep renting it out. If that's your situation, prepare that performance history clearly, the same way you'd prepare accounts for the sale of a small business.

Keep the villa fully staffed and maintained until it sells

A villa that's been left empty and under-maintained during a long sale process shows immediately, and buyers notice. The cost of continued upkeep during a sale is almost always smaller than the discount an unkempt property will attract.
